That crack that keeps coming back

If you own one of the older homes near Malaga Cove or up in Lunada Bay, you've probably noticed a hairline crack that keeps reopening no matter how many times it gets patched. Maybe there's a patch that looks slightly different in texture from the wall around it, a smooth modern skim coat sitting next to the older, slightly rougher original plaster. Sometimes there's a faint ring or shadow around the repair after a foggy week. That's not just cosmetic. It's usually a sign that whatever was used to fix the wall doesn't behave the same way as the material it was patched into, and that mismatch is quietly trapping moisture behind the surface.

Why the original plaster and modern patches don't get along

Most homes in Palos Verdes Estates that were built from the 1920s through the 1950s have true lime or lime-gypsum plaster over wood lath, sometimes over metal lath in later additions. That plaster is porous. It absorbs and releases moisture with the air around it, which matters a lot here given how much marine layer moisture this area gets, especially close to the bluffs and in the lower neighborhoods that catch the fog longer into the morning.

When a contractor patches a crack with modern drywall joint compound or a gypsum-based setting compound, they're sealing a breathable wall with a much less breathable material. Moisture that used to move through the wall and evaporate off the surface now gets stalled right behind or around the patch. Over months, that stalled moisture has nowhere to go but sideways, into the lath, into the wall cavity, and into whatever insulation or old newspaper backing was stuffed in there decades ago.

What the coastal climate does to make it worse

Palos Verdes Estates doesn't get much rain, but it gets a huge amount of airborne moisture. The marine layer rolls in most mornings, especially in late spring and early summer, and homes close to the coast or on north-facing slopes can stay damp on their exterior walls well into the afternoon. Add in irrigation overspray on stucco exteriors, common in a lot of the older Palos Verdes Project homes with their built-in garden walls, and you have exterior surfaces that are wet far more often than most homeowners realize.

That chronic dampness pushes moisture through the wall assembly from the outside while the sealed modern patch blocks it from drying out on the inside. The wall cavity ends up damp for longer stretches than it would in a drier inland city. That's exactly the condition mold needs, and it's happening inside a wall where nobody is looking.

What you can check yourself

Press gently on any patched area with your palm. If it feels soft, spongy, or noticeably cooler than the surrounding wall, that's worth paying attention to. Look for a musty smell that's stronger near baseboards or around old patch repairs, particularly on exterior-facing walls or walls that back up to a crawlspace. Check whether the paint over a repaired area is bubbling, flaking, or has a slightly different sheen than the rest of the wall. If you have access to a crawlspace or an unfinished section of wall in a garage or utility room, look at the back side of the plaster for dark staining or a chalky white mineral bloom, which is often a sign moisture has been moving through that section for a while.

You can also track how long it takes an exterior wall to dry after a foggy morning. If one section stays visibly damp or dark long after the rest of the stucco has dried, that section is worth flagging, especially if there's a patch or repair on the interior side directly opposite it.

Where it stops being a DIY job

Scraping paint or repainting a patch yourself is fine. Once you suspect moisture is actually inside the wall cavity, that's the point to stop. Cutting into old plaster to look behind it can release fibers and dust you don't want to be breathing, particularly in homes built before the 1970s where the plaster or old paint layers may contain asbestos or lead. It also risks spreading mold spores into the room if there's active growth back there.

This is where a mold inspection earns its keep. An inspector can check moisture levels inside the wall without demolishing it, using a moisture meter or a small borescope through a minimal access point, and can tell you whether what you're looking at is a one-time stain from an old leak or an ongoing problem tied to how the wall was patched. If they find active growth, they can also tell you how far it's spread through the lath, which matters for figuring out whether you're looking at a small repair or a larger section of wall that needs to come out and be redone properly, ideally with a compatible plaster rather than another mismatched patch.
